Every evening, the homes that fit you

You set out once where you want to live and what your requirements are. From then on you get an e-mail every evening at 20:00 with every home that came available inside your search that day. Nothing left for you to keep an eye on.

  • Every home that came available inside your search that day, nothing outside it
  • Homes that look too expensive on asking price too: we match on the expected sale price
  • A bidding advice report with every home, at no extra charge
  • €49 a month, every report included, cancel monthly

How does it work?

You draw your area

On the map, or by province, municipality, district, neighbourhood and street. Pick something that already sits inside another area and we say so rather than adding it twice.

You set your lower limit

Sale price, living area, plot, year built, bedrooms, energy label and how much work you will take on. Plus anything you add yourself. The sale price is what we expect a home to go for, not what the seller asks.

We watch every day

At 20:00 you get every home that came available inside your search that day. If there is nothing, you get nothing.

A report with every home

A free basic report with the facts, the energy label, the WOZ development and the neighbourhood. One click further is the full bidding advice report, with the expected selling price and the prices comparable homes nearby actually sold for.

The homes that look too expensive too

We do not match on the asking price but on the sale price we expect for a home. If a seller asks €700,000 while our figures say the home can be expected to go for €650,000, it falls within a maximum sale price of €650,000. So it lands in your e-mail, where on asking price you would never have come across it.

That expected sale price comes from the same price model as our bidding advice report: trained on officially registered sale prices, not on what agents ask.

Example
Asking price
€700,000
Expected sale price
€650,000
Your maximum sale price
€650,000

Answers to your questions

What does Home Alert cost?
€49.00 a month, including VAT, cancel monthly. That covers everything: the homes that meet your requirements every evening, and a full bidding advice report with each one, which on its own would cost €24.95. If you bought a bidding advice report from us in the past year on the same e-mail address, your first month costs €24.00. That happens automatically; there is nothing to fill in.
Which homes will I see?
Every home that came available inside your search that day and meets your minimum requirements. If nothing matches on a given day you get no e-mail at all: a daily message saying there is nothing only teaches you to stop opening it.
What if a home asks more than my maximum sale price?
It can still be in there. We do not look at the asking price but at the sale price we expect for the home. If a seller asks €700,000 while our figures say the home can be expected to go for €650,000, it falls within a maximum sale price of €650,000 and simply lands in your e-mail. How we arrive at that expectation is set out in the bidding advice report that comes with every home.
Is a bidding advice report included?
Yes. Every home in the e-mail comes with two buttons. One builds a free basic report: the facts, the energy label, the WOZ development, the neighbourhood statistics and the bidding tips. The other builds the full bidding advice report. That gives you the expected selling price, and under it the prices comparable homes nearby actually sold for, with the address, the date and the floor area. Officially registered sale prices, not asking prices. Both are included in your subscription.
Can I change my search later?
Yes, at any time from your account page. The map you drew is there too, so you can redraw it. Changes take effect the same evening and you get an e-mail confirming them.
How do I cancel?
In one click from your account page. There is no notice period and no reason required: you see out the month you have already paid for, and the direct debit then stops.
What if I have already found my home?
Then you cancel. That is the whole idea: this is a subscription you are meant to cancel the moment it has worked.
