Bidding advice reports for your clients, in your own branding
Your international clients often don't know how bidding works in the Netherlands, and they want to know what to offer. Full guidance from a buying agent (aankoopmakelaar) costs €2,000 to €4,000, and not every client can pay that. So they bid on gut feeling, without you. With our bidding advice report under your name, you help exactly these buyers. For each bid they see their chance of getting the home, backed by at least five real sales in the neighbourhood. We do the calculations, you set the price.

A bidding package for buyers who find full guidance too expensive
Buyers who drop out when they hear your fee now bid without advice. Many of your international clients also don't know the Dutch habit of bidding over the asking price. For this group you put together a smaller package with our report, under your name and at a price you set. That way you earn from buyers you would otherwise let go.
-
Income from buyers you now let go
Does a buyer find your full guidance too expensive? Then they choose a smaller package from you instead of nothing. We do the calculations, so it takes little of your time.
-
Your advice, backed by sales in the neighbourhood
The report lists at least five sold homes in the neighbourhood, with address, floor area, year built and what they really sold for. Your client can see for themselves that your advice holds up.
-
Also useful in your full service
Put the report next to your own estimate. Does the bid have to be in tomorrow? Then you have a second opinion ready within one minute.
-
The buyer stays your client
If they miss out, they come back to you for the next home. And if the search gets hard, they are more likely to choose your full guidance after all.
Example: three packages on your own website
This is one way to add the report to what you offer. You decide what goes into each package and what it costs.
- NewBid checkReport in your branding, plus a 15-minute call about the bid.
- NewBid guidanceReport, bidding strategy, and you make the offer on the buyer's behalf.
- ExistingFull purchase guidanceYour current service, with the report as extra support for every home.
The first two reach buyers you now miss. The third stays as it is.
Your client knows what they can borrow. You also help them with what to bid.
After your first meeting, your client knows their maximum mortgage. Then comes the question they often face alone: how much do I offer on that home? If you work as an expat mortgage adviser, many of your clients meet the Dutch way of bidding for the first time. With our report in your branding you help them with that question, and you stay in the picture until the purchase is done.
-
A reason to choose your firm
For example: new clients get their first three bidding advice reports from you as a gift. You mention that on your website, in your quote and in the first meeting.
-
Contact during the weeks of searching
For every home they seriously consider, your client requests a report through you. So you hear from them in the weeks when you would otherwise hear nothing.
-
See in advance if a bid ends up far above the value
The report shows what the home is expected to sell for. Does your client want to bid well above that? Then you discuss in good time how much of their own money they need.
Worked example from the sample report
Apartment in Hilversum, asking price €350,000. Your client wants a 90% chance of getting the home.
- Bid with a 90% chance
- €388,243
- Expected selling price
- €361,687
- Difference
- €26,556
Why this matters: a Dutch mortgage is at most 100% of the market value. If the valuation (taxatie) comes out close to the expected selling price, your client pays this difference from their own money, on top of the buyer's costs (kosten koper, such as transfer tax and notary fees).
Also for other advisers of home buyers
Do you talk to buyers shortly before they make an offer? Then you can offer the report too. Four examples.
-
Relocation agents and employers
Expats often don't know the Dutch habit of bidding over the asking price. The report is also available in English, for employees who buy a home here.
-
Building surveyors
After the building survey (bouwkundige keuring), your client knows what work the home needs. With the report, they also know what they can bid.
-
Financial planners and budget coaches
You check with your client whether the bid fits their savings, the buyer's costs and their monthly payments.
-
Housing platforms, newsletters and creators
Do you create content for home buyers? Share your own link or discount code and earn from every report bought through you.

The report carries your name. You include it in your own packages and decide what your client pays for it.
- Your logo, colours and contact details on the report
- You request reports by address or Funda link
- Bundle rate: the more reports, the lower the price per report
Suits: buying agents and mortgage advisers with their own packages.
-
Credit for your clients
You buy a bundle of reports and give clients a personal code. They create the report themselves, at the moment they need it.
- As a welcome gift or a thank-you to clients
- Your client arranges it, so it takes no work from you
- Your client sees the report online straight away
Suits: mortgage advisers, building surveyors and employers.
-
Referral
You refer buyers with your own link or discount code. For every report bought through you, you receive a fee.
- No upfront purchase and no minimum order
- A discount for your followers or clients
- We handle payment and customer questions
Suits: housing platforms, newsletters, creators and advisers with a few buyers a year.
What does it cost? The rate depends on the option and the number of reports per month. For comparison: a private buyer pays €24.95 per report. In a 15-minute introduction call you hear what it costs for your business.
Ask for your rateWhat your client gets for each home
However you work with us, every report contains the following.
Chance of getting the home for each bid
From a careful bid to a bid that almost certainly wins. Your client decides how much risk to take.
Expected selling price
What the home is expected to sell for, and how far above or below the asking price that is. The model looks at hundreds of features to work this out.
At least five sales in the neighbourhood
With address, floor area, year built and real sale price, on a map. Your client can check the advice themselves.
Tips for a stronger bid
When your client should bid, whether they can bid without conditions (voorbehouden) and why a bidding letter helps.
WOZ value trend and energy label
The WOZ value (the official municipal property valuation) over the years, the energy label and the expected energy use.
Figures on the neighbourhood and municipality
Age profile, households and the ratio of owner-occupied to rented homes in the neighbourhood.
Built on what buyers actually paid
Data scientist Niek spent ten months building the model. It works with what buyers actually paid, not with asking prices. The report gives chances, not certainty. If you bid with an 80% chance, you get the home in 8 out of 10 comparable cases.

Niek built the model, Dion handles marketing and partnerships. Read why we built Biedadviseur.nl.

Questions from advisers
Does the report compete with my purchase guidance?
No. The report doesn't go to viewings and doesn't negotiate. It gives you something to offer buyers who would not take your full guidance anyway, and extra support in your existing service.
Will my client see the Biedadviseur name?
With white label, your name, logo, colours and contact details are on the report. With credit codes and referrals, your client creates the report on biedadviseur.nl.
Is the report available in English?
Yes. Reports are available in English and Dutch. You can see the English version in our sample report.
What does a report cost for my business?
That depends on the option and the number of reports per month. The bigger the bundle, the lower the price per report. The trial report is free and comes with no obligation.
Which homes does it work for?
For homes for sale in the Netherlands. If a home isn't on Funda (the main Dutch listing site), you request the report by address and fill in the details yourself, such as asking price, type of home and floor area.
How quickly do I get a report?
Within one minute your report is ready, online and in your inbox. Even if the bid has to be in tomorrow, the report is ready in time.
How do you handle my clients' data?
We process data in line with the GDPR (AVG), never sell it to third parties and use it only for the report. If we work with your clients' personal data, we put that in a data processing agreement (verwerkersovereenkomst). You can read more in our privacy policy.
Am I committed to anything?
You start with a free trial report, with no obligation. After that you decide whether and how you want to continue.
