Privacy policy

How we handle your personal data and what your rights are under the GDPR.

1. Introduction

This privacy policy explains how Biedadviseur.nl processes personal data when you use our website and request bidding advice. We treat your data with care and in accordance with the General Data Protection Regulation (GDPR).

2. Who are we?

Biedadviseur.nl is the data controller for the personal data processed via this website. Chamber of Commerce (KVK): 42008725. For privacy questions, contact info@biedadviseur.nl.

3. What data do we process?

We only process data needed to deliver and improve our service.

  • Contact and request data: email address, your relation to the property, and the chosen address (postcode, house number, house letter, suffix).
  • Property data for the analysis: asking price, living area, plot area, property type, energy label, year of construction, number of bedrooms/floors, WOZ data and the bidding deadline (insofar as you provide them).
  • Process and transaction data: flow ID, status steps in the request process, timestamps and chosen options (such as additional ownership information).
  • Technical usage data: user agent, screen and viewport dimensions, language setting and time zone.
  • Optional: if you choose ownership information, we process data from public/Land Registry (Kadaster) sources that may be included in the report.

4. What do we use your data for?

We use your data to prepare and send your bidding advice, record the request steps, secure our service, prevent misuse and improve the quality of the tool. Our analysis is intended as data-driven advice and has no automatic legal or similarly significant effect.

5. On what legal basis do we process data?

We process personal data on the basis of: performance of the agreement (delivering your report), legitimate interest (security, fraud and misuse prevention, quality improvement), and legal obligations (such as tax retention requirements). Where legally required we ask for consent.

6. How long do we keep data?

We do not keep personal data longer than necessary. As a rule: request and flow logs for a maximum of 12 months, report and analysis data for a maximum of 24 months, and administrative records (where applicable) according to statutory periods (usually 7 years). In specific cases we may keep data longer when needed for a legal dispute or statutory obligation.

7. Sharing with third parties

We do not sell your data. We only share data when necessary for our service, for example with:

  • Payment processing (Mollie) for handling online payments.
  • Email delivery (Brevo) to send you your report.
  • Address autocomplete (gratis-postcodedata.nl) to enable address selection.
  • Data sources for property information, such as public sources and Land Registry (Kadaster) data when you choose that option.
  • Technical suppliers for loading web resources (such as CDN/font services).
  • Google Ireland Limited for website statistics (Google Analytics 4) and advertising measurement (Google Ads), solely after you have given consent (see article 10).

If personal data is processed outside the EEA, we put appropriate safeguards in place, such as standard contractual clauses where needed. For Google, data may also be processed in the United States; Google participates in the EU-US Data Privacy Framework and we have accepted Google's standard data processing terms and standard contractual clauses.

8. Security

We take appropriate technical and organisational measures to protect personal data, such as access restriction, logging, and secure data transfer where possible. No system is 100% secure, but we do everything we can to limit risks.

9. Your rights under the GDPR

You have the right to access, rectification, erasure, restriction of processing, objection and data portability. You can also withdraw previously given consent. Send your request to info@biedadviseur.nl; we normally respond within 1 month. You also have the right to lodge a complaint with the Dutch Data Protection Authority (Autoriteit Persoonsgegevens).

10. Cookies and similar technologies

We distinguish three categories. Only the first is placed without consent; the other two are placed solely after you have given permission via the cookie notice.

  • Necessary. For the account feature we place a single strictly necessary (functional) cookie that keeps you signed in. We also store your cookie choice itself in your browser's local storage. Both are required to deliver the service you requested and therefore do not need prior consent.
  • Analytics. With your consent we use Google Analytics 4 to measure how many visitors the site has, which pages are viewed and where visitors leave the request flow. For this, Google places cookies (including _ga) containing a randomly generated identifier. We use this data in aggregate only and do not link it to your request or email address.
  • Marketing. With your consent we use Google Ads to measure which advertisement leads to a request and to personalise advertising. Without this consent no advertising cookies are placed and no personalisation takes place.

We use Google Consent Mode v2: for as long as you have not made a choice, or have refused consent, all consent signals remain set to denied and Google places no cookies. You can change or withdraw your choice at any time via the Cookie preferences link at the bottom of every page. In addition, external services (such as font or script providers) may process technical data when the page loads.

11. Third-party data in reports

If you choose ownership information, the report may contain personal data of third parties from public/Land Registry (Kadaster) sources. This information is provided solely for the analysis you requested and may not be used unlawfully or distributed further.

12. Changes to this privacy policy

We may amend this privacy policy, for example when legislation or our service changes. The most recent version is always available on this page, including the date of the last change. In the event of any discrepancy between the Dutch privacy policy and this English translation, the Dutch version prevails.
