Original asking price on Funda: has the price been reduced?
Funda shows the current asking price, without earlier prices1. You find the original asking price (oorspronkelijke vraagprijs) on Dutch sites that keep the price history, such as Huispedia and Huisverklikker34, or you ask the agent. How long the home has been for sale, you see on Funda when you log in1. Looking it up pays off: after a price cut, buyers overbid less on average2.

Example: this home looks new on Funda, and was already for sale in July
On 18 October 2026 we followed one home across Funda, Huisverklikker and Huispedia: a corner house in Nieuwegein. On Funda it looked as if it had just come on the market. The other two sites showed what came before. The screenshots are in Dutch; the English Funda terms are in the captions.
Funda: "New", for €525,000
The home is on Funda with the label Nieuw (New in English). You see no earlier price anywhere1.

Under Features, next to "Listed since", Funda shows the link "Log in to view"1.
Funda in Dutch, Kenmerken › Overdracht of the same home. In English: Features › Transfer of ownership › Listed since. Huisverklikker: the price was €535,000
Huisverklikker had seen an earlier asking price of €535,000. So the price went down by €10,000, 1.9%4.
Huisverklikker, page of the same home, 18 October 2026. Huispedia: for sale since 5 July
The timeline shows that the home came on the market on 5 July, was taken off the market on 20 August and came back on 18 October. The prices from July and August are behind Huispedia Plus3.
Huispedia, Verborgen prijsaanpassingen (hidden price changes). Address and agent blurred.
What this tells you
The home was for sale from 5 July to 20 August and was then taken off the market. Now it is online for €10,000 less, with the label New. You see none of that history on Funda itself. Ask the agent why the home went offline before you make an offer.
Where do you find the original asking price?
Funda shows today's asking price for a home. An earlier price, a label or a struck-through price is not shown14. So you cannot tell from Funda that a price was cut. In these three places you can find the original asking price.
Huispedia: the timeline per address
Look up the address. Under "Verborgen prijsaanpassingen" (hidden price changes) you see for free when the home came on the market, whether it was for sale before and when it was taken off the market. You see the earlier asking prices with Huispedia Plus, for €49 a month3. The site is in Dutch.
Huisverklikker: every price cut in a list
Huisverklikker checks the asking prices on Funda every day. Its overview of price cuts shows the old price, the new price, the difference and the date. That overview is free and works without an account4. The site is in Dutch.
The agent: ask
Ask the selling agent which price the home came on the market with. Compare the answer with the timeline on Huispedia.

How long has the house been for sale?
The longer a home is for sale, the more time you have to compare and negotiate. In the third quarter of 2026 a home was for sale for 31 days on average, a year earlier 295. This is how to look it up.
On Funda, logged in
Open the home and scroll to Features. Under Transfer of ownership you find "Listed since". You see that date when you are logged in with a free account1.
On Funda, without an account
In the search results, the filter "Days on Funda" lets you choose how recently a home came online: today, or in the last 3, 5, 10 or 30 days. If you sort by "Date - old to new", you see the homes that have been for sale longest first1.
On Huispedia
The timeline shows when the home came on the market, even if it was offline in between3.
In your bidding report
Next to the asking price, the home details show "Listed since". See the sample report.

From the Dutch sample report, cut down to the asking price and the date. The English report says "Listed since".

You more often have room below the asking price
After a price cut almost a third of homes sold below the asking price, against just over a fifth of all homes2. That gives you room to open lower.
A price cut does not guarantee a bargain
Even after a price cut, 57.6% of homes sold above the asking price2. So look mainly at what similar homes nearby sold for.
This is what an average price cut looks like
- Day 1€400,000
The home comes on the market.
- Day 94€374,800
The price goes down by 6.3%.
- On Funda€374,800
The old price of €400,000 is no longer shown.
Original asking price, asking price and sale price
Three amounts that are often mixed up. For your offer, the sale prices of similar homes count most.
- Original asking price (oorspronkelijke vraagprijs)
- The price the seller put the home on the market for.
- Asking price (vraagprijs)
- The price on Funda now. After a price cut, that is the new, lower price.
- Sale price (koopsom)
- What the buyer really paid. You can request it from the Kadaster (Land Registry) after the transfer10.
69%
sold above the asking price from July 2025 to June 2026, and 24% below it. We measure the overbid against the last asking price: a reduced asking price counts as the new asking price9.

Continue with your requestHow to take a price cut into account in your offer
A price cut tells you something about the seller and the interest in the home. With these four steps you use that information, and base your amount on what homes really sold for.
Ask why the price went down
Ask the agent why the price was cut and whether there have been offers already. The agent works for the seller11, so check the date and the first price yourself on Funda or Huispedia.
Compare with sales nearby
The old price shows what the seller hoped for. What similar homes sold for shows what buyers pay. Those sale prices are at the Kadaster10.
Calculate from the new asking price
Our overbidding figures are measured against the last asking price9. So put them next to the new price. You find them per municipality in overbidding in the Netherlands.
Set your maximum before you bid
Work out what you can borrow and what you put in yourself12. Write that amount down. Then you stick to your limit, even when a price cut feels like a chance you do not want to miss.
How to choose the amount itself, with figures per municipality, is explained in how much to bid on a house
